Over the years, swimming pools and spas start to show their age just like any other home component. Hard surfaces can start to crack and flake away, and the tile selection you made a few years back might be a far cry from the designs you prefer today. Fortunately, by renovating your swimming pool, you can breathe new life into your outdoor space. Here are three signs your luxury pool needs to be updated.

1. Your Pool Shows Visible Signs of Damage

As your pool ages, issues like leaking, cracking, staining and other structural and cosmetic issues may arise.

Leaking is a serious issue that is often times incredibly difficult to deal with without a pool renovation. In the case of main line leaks, the cost of opening a specific area to repair the line often outweighs the benefit of solving the actual leak. In a pool renovation, you not only have a chance to address cosmetic issues but also the piping itself. Offering a permanent solution to what could be many attempts to otherwise patch a deeper issue.

As with leaking, cracking and flaking are other issues that may never be fully resolved by a patch. These temporary fixes can add up to a point where re-plastering is definitely the better, longer-lasting option.

Staining is both normal and abnormal. As an example of normal staining, debris, such as leaves and other organic matter, visibly stain the bottom of the pool where they rest. Abnormal stains include algae spots, metallic staining, etc.

In addition to making your pool appear unappealing, these issues can cause a range of sanitation and safety issues.

Fortunately, you can address all of these issues during a pool renovation. By draining the swimming pool and either resurfacing or reconstructing your pool, you can create a swimming pool that looks brand-new again. During renovations, you can also choose products that are designed to stand the test of time and protect your investment.

2. Your Pool Area Is Missing Important Safety Features

Although you might be tempted to forego renovations if your pool seems like it is in excellent condition, safety standards today are different than they were a few years ago.

For instance, the Virginia Graeme Baker Pool & Spa Safety Act (P&SS Act) was enacted in 2008 and updated in 2014, requiring both homeowners, public pools, and hotels to use unblockable drains and safety vacuum release systems to keep people from being sucked under water.

As you evaluate your swimming area, think about the safety risks you run by leaving your yard as-is. Oftentimes, homeowners renovate to install safety features not only to protect their families but to prevent lawsuits and potential liability. Per Washington State Department of Health, there must be an appropriate barrier surrounding your pool. Depending on the city or county, a motorized pool safety cover may make other barrier requirements optional. A fact that is especially important when considering your pool design preferences.

3. Your Pool Looks Dated

Over time, tile fades, plaster stains and mottles, and man-made rock formations might not match your modern minimalist preferences. However, by streamlining your pool area with a full renovation, you can change everything about your pool from the shape of the swimming area to the color of the interior.

A range of plaster blends and colors can put a modern spin on the standard white plaster swimming pools.
